Solution · Water Damage

Locate first,
then dry

Water damage leaves no room for delays: where moisture remains undetected in screed, insulation layers, and walls, mold and consequential damage threaten within days. DÖLCO supports the remediation process from the initial assessment to documented drying – measuring, locating, drying, seamlessly documented and ready for action around the clock.

The Problem

The damage is deeper than it looks

Water damage is rarely where it becomes visible. What starts as a damp spot has often long since penetrated the load-bearing components. Anyone who only dries what they see is treating the symptom – not the damage.

Hidden structural moisture
Water migrates into screed, insulation layers, and masonry, collecting in cavities that are inaccessible from the outside. Without targeted measurement, the true extent of the damage remains unknown.
Mold in 24–48 hours
Damp materials are an ideal breeding ground: mold and bacteria settle within just one to two days, endangering health and the indoor climate.
Progressive consequential damage
Persistent moisture leads to plaster spalling, wood rot, corrosion, and loss of substance in load-bearing components – a pipe burst turns into a major remediation case.
Time is money and risk
Every day with residual moisture extends the drying time, increases costs, and delays re-occupancy. Inaccurate or late drying drives up effort and insurance claims.

The Solution

Remediation starts with the assessment

DÖLCO does not start with the dryer, but with the assessment. Only when the source and extent of the damage are precisely known does effective drying begin – targeted, material-friendly, and verifiable.

Locate first,
Locate first, then dry
Using moisture measurement, electro-acoustics, tracer gas, and thermography, we precisely localize the leak and the damage boundary – non-destructively, before the first hole is drilled.
Low-impact drying
Insulation layer and cavity drying removes moisture via joints and targeted drill holes instead of breaking up the screed – saving building fabric, time, and restoration costs.
Seamless IoT documentation
Via KISS remote monitoring, data loggers record temperature and humidity in real-time – the drying progress is audit-proof for remediators and insurers.
24/7 availability
Over 60 years of experience, a nationwide damage network, and a 24-hour emergency service ensure that the critical first hours are not lost.

Expertise

Why location comes before drying

Water damage has two dimensions: the source (the leak) and the extent (the damp building components). If you start drying without closing the leak, you are drying against an open tap. And without the exact damage boundary, you either under-dimension – leaving residual moisture – or break up unnecessarily large areas. That is why non-destructive diagnostics come first: moisture measurement maps the dampness, thermography makes temperature differences visible, and electro-acoustics and tracer gas localize the leak precisely.

Two principles are used for drying: condensation drying draws moist air over a cooled register where the water condenses – efficient in the normal temperature range. Adsorption drying binds moisture to a desiccant and works even at low temperatures. For trapped moisture, insulation layer and cavity drying is used: side channel blowers drive air through the insulation layer under the screed via slot nozzles – without destroying the floor structure. Infrared heating panels accelerate the drying of damp walls.

Drying is not finished when the surface looks dry, but when the material moisture has reached the component-specific target value again. This is exactly where remote monitoring comes in: IoT data loggers provide a continuous curve of the drying process instead of spot checks. This prevents premature shutdown (mold risk) as well as unnecessarily long equipment operation – and provides the insurer with seamless proof.

Products

The entire process chain

DÖLCO manufactures everything from the measuring probe to the drying tower itself. For water damage remediation, these devices work in tandem:

Condensation dryers LE-series
Mobile condensation dehumidifiers for professional room and building drying – robust, portable, and designed for continuous operation.
Insulation layer dryers
Controllable side channel blowers (suction, push-pull, DUO-tower) for low-impact drying of screed insulation layers and cavities.
Infrared heating panels
Dark-field radiators accelerate the drying of damp walls through targeted deep heat and save drying time.
Location, measurement technology & KISS
Moisture meters, electro-acoustics, tracer gas, and thermography narrow down the damage; KISS remote monitoring documents the process in an audit-proof manner.

FAQ

Frequently asked questions

Why should leak detection be carried out before drying?
Because drying is futile as long as the water source is not closed and the extent of the damage is not known. Non-destructive location prevents unnecessary breaking up, dimensions the drying correctly, and ensures that no residual moisture remains.
Does the screed have to be broken up?
In most cases, no. With insulation layer and cavity drying, moisture is flushed out of the insulation level via existing joints and a few targeted drill holes – low-impact and significantly cheaper to restore.
How long does the drying take?
Depending on the extent of the damage and the material, from a few days to several weeks. The decisive factor is not a calendar date, but reaching the component-specific residual moisture – objectively proven via IoT data loggers.
How is the success documented for the insurance company?
Via KISS remote monitoring, temperature and humidity are continuously recorded and provided as an audit-proof history – a seamless, retrievable record instead of spot checks.
How quickly must action be taken?
As quickly as possible – mold can form after just 24 to 48 hours. Through our nationwide damage network and 24/7 emergency service, the critical first hours can be utilized.
