Diagnosis

The most common causes
of moisture in the home

Moisture has many faces. Only those who know the cause can remediate permanently and cost-effectively -- without treating the source, any measure is ineffective.

01
Incorrect ventilation
Ventilating too rarely or incorrectly is the most common cause of moisture damage. In bedrooms, up to 1.5 liters of water are produced per night just by breathing and sweating.
02
Cold bridges (thermal bridges)
In poorly insulated areas -- window reveals, outer corners, roller shutter boxes -- the wall surface cools down significantly. If it falls below the dew point, moisture condenses.
03
Rising damp
Missing or defective seals in the base area allow capillary rising damp to penetrate the masonry -- especially common in old buildings without a horizontal barrier.
04
Driving rain & water ingress
Leaky windows, joints, or facades allow water to penetrate the structure during heavy rain. Flat roofs and basement exterior walls are particularly affected.
05
Water damage & pipe leaks
Pipe bursts, defective household appliances, and flooding leave deep structural moisture, which causes mold and structural damage without professional drying.
06
Construction moisture in new buildings
Fresh concrete, screed, and masonry contain large amounts of construction moisture, which is released gradually. Laying floor coverings too early leads to consequential damage.

Mold infestation

Mold in the home --
what you need to know

Mold fungi are the most common consequence of persistent moisture. They pose a serious health risk and must be removed professionally.

🔍
Detection
Black, green, or brown spots on walls, corners, and behind furniture. A musty smell is often the first warning sign, even before mold becomes visible.
⚠️
Health risks
Mold fungi can trigger respiratory diseases, allergies, and in severe cases, chronic illnesses. Especially dangerous for children, the elderly, and the immunocompromised.
🚫
What you should not do
Never wipe mold off dry -- this spreads spores. Chlorine-based cleaners only remove the visible infestation, not the cause.
Professional remediation
Without removing the source of moisture, mold will return. Professional mold remediation includes cause analysis, drying, and biocidal treatment.

⚠️ Important note on liability

For mold infestations larger than 0.5 m², the German Environment Agency recommends the use of a qualified specialist company. DÖLCO system partners are trained in mold remediation and create standard-compliant reports for insurance companies and authorities.

Remedial measures

How to combat moisture
permanently and effectively

01
Correct ventilation
Shock ventilation 3-4 times a day for 5-10 minutes each is more effective than permanently tilted windows. Especially important after cooking, showering, and sleeping.
02
Heating without interruption
Consistent heating prevents surfaces from cooling down. Short bursts of heating after significant cooling cause the dew point to be undercut on the walls.
03
Position furniture away from walls
At least 5-10 cm distance from exterior walls allows air to circulate and prevents the formation of cold air pockets behind cabinets.
04
Limit moisture sources
Do not dry laundry in the apartment (or use a dehumidifier), use the extractor hood when cooking, and limit aquariums and houseplants.
05
Professional moisture measurement
In case of persistent problems, a professional should perform electrical and CM measurements to precisely quantify structural moisture.
06
Technical drying
Existing structural moisture can only be permanently removed through professional technical drying -- ventilation alone is not enough for damage-related moisture.

Professional solution

When is professional
help necessary?

Certain moisture problems cannot be solved with household remedies. You should contact a specialist company immediately if you notice the following signs:

  • Mold infestation larger than the palm of a hand
  • Damp walls despite correct ventilation behavior
  • Recurring mold after cleaning
  • Visibly wet walls or salt efflorescence
  • After water damage (pipe burst, flooding)
  • Musty smell without visible mold
